Local Real Estate Market ...
About the Mazama, Winthrop and Methow Valley Real Estate MarketFrom the town of Methow to the Lost River neighborhood, the local real estate market is driven by the same factors that drive any market—supply and demand. Once isolated from the West side of Washington State, the days of cheap land went away with the opening of the very scenic North Cross State Highway and improved passing lanes on the other main highways servicing the area. The residents of the Methow Valley have been very conscientious about preserving the rural character of the land, and feel very strongly that development happen in a responsible manner. Currently the subdivision ordinances restrict development of the valley floor to five-acre minimums and uplands development to 20-acre minimums. One guest home is allowed in addition to outbuildings. Wildlife includes deer, bear, cougar, and many birds. The Methow Conservancy has done a remarkable job of educating the public on the benefits of preserving wetlands, deer migration corridors and view corridors for the enhancement of both critters and humans. Land prices are closely tied to the amenities of the area and location of the land. Access to public land, riverfront, creek frontage, spectacular views, tree cover, proximity to power, well history, availability of water, and year around access are a few of the many variables that are considered in determining price. Homes are as varied as the people who call this valley home. They come in all sizes and shapes, and we challenge you to find two floor plans that are alike! Whether you seek the convenience of in town living, or feel the need to spread out on acreage, you’ll find a grand assortment of home styles. From traditional frame construction to straw bale, post and beam, timber-frame, stucco, and everything in between, there’s always a variety of styles to choose from. Our Northwest Multiple Listing Service (NWMLS) and Methow Listing Service (MLS) has new inventory everyday and our full time staff of Brokers and agents checks the site daily. Look for the best deals in late winter and late fall. Snowfall slows the market activity, but we definitely don’t stop! We show property on skis, snowshoes and snow machines, just to keep the process fun!
